The Cove at Rockport Rules and Policies

Guest Verification Form

A welcome message with a Guest verification form link will be sent upon reservation. This is required to be completed before check-in date. The form will require our guests to upload the front and back of a valid ID such as Passport, Driver's License, etc., to verify our guests. The ID's are stored only until guests check-out and will be deleted automatically. For errors uploading the ID due to large formats, please contact us directly.

Cancellation Policy

Guests can cancel up to 14 days before arrival and receive their deposit but a processing fee of $75 will be charged. Deposits will not be refunded if the reservation is canceled within 14 days before arrival.  You are always welcome to send a friend or family member in your place. Please note, if a change of guest is made, we must be made aware of who will be staying in your place. If a guest does not arrive on their check in date, they will still be charged. 

If any change of dates (including shortening a reservation) is requested within 14 days*, regardless of the reason, a one-time change is permitted, subject to availability and minimum stay restrictions. There is a $75 fee for this change and your deposit becomes non-refundable. After check-in, a shortened stay will remain charged in full per the original reservation.

For larger group reservations of four or more rooms, advanced cancellation notice of 60 days is required. 

​For reservations longer than 7 nights, a 30 day cancellation notice is required for a full refund.


Rates as shown or quoted over the phone are based on per night standard room occupancy and are subject to the 5.7% Massachusetts Lodging Tax, 6% Local Tax. Availability and rates for specific dates can be viewed by clicking on the “Book Now” link. Please note that your room will be deemed as reserved once payment is received.


A deposit equal to 50% of your reservation is required to guarantee reservations. The balance is due on arrival. Payment can be made with check, Visa, MasterCard, American Express, or Discover.  Cash is not accepted. A hold of $250 will be placed on the card on file for any incidentals. This hold will be released 48 hours after checkout pending any damages or violations.


We are committed to accommodating the needs of all our guests to the best of our ability, and we strive to provide visitors with as accessible a lodging experience as possible. ​

Our property may not be accessible to all, or may present challenges in providing easy and independent access.

​Before booking a reservation, please note that there are stairs required to enter most of the rooms in the main inn and decks. There is no elevator on property (though we do have ground-level rooms) and our guest rooms do not meet ADA accessibility requirements due to the historic nature of the property.

Pets & Service Animals

This is a pet free inn. We do, however, accept service animals under the following restrictions:

  • Guests bringing a service animal are required to inform The Cove at Rockport prior to your stay.

  • Dogs must never be left in a guest room alone and are required to remain on leash. While we love our pets, not all of our guests feel the same way. 

  • As a condition of reserving a room at our hotel, you agree to pay a $250.00 fee if any pets are found in rooms not designated as dog-friendly, or if your animal causes stains or damage to a pet-friendly guest room.

Dog owners, please note: per town ordinances, dogs are not allowed on Rockport and Gloucester beaches from May 15-October 15.

Check-in and Check-out Times

Check-in begins at 3:00pm, unless prior arrangements have been made.  Check-out time is 10:00am. Self check in is encouraged. Prior to guest arrival, guests will receive a code to access their electronic door lock, in addition to directions on where to park and where your room is located. Detailed directional signage is also available to assist guests while they are on premise. Should you need assistance during your check in process, please contact our front desk. A member of our team will be onsite throughout the day until early evening. We strongly recommend arriving at the property prior to 5:00 pm, so our team can assist you if needed.

We are a Smoke-Free Hotel

The Cove at Rockport is a 100% non-smoking property.  A $500.00 cleaning surcharge will be imposed to any room where guests have smoked with disregard for our policy.

Quiet Hours

Quiet hours are 10pm to 8am. We are a family-friendly hotel and quiet hours are strictly enforced. Any quiet hour violations will result in a $100 fine per incident. ​

Guest Responsibility

While accidents do happen, guests will be financially responsible for damage due to gross negligence.

Alcohol Policy

Guests must be 21 years of age or older to consume alcohol. We ask everyone to drink responsibly and be considerate of others around them.


Complimentary parking for one vehicle per room is available to our guests during their stay. If you require additional parking please let us know and we can reserve one additional spot per room at $15/day.

The parking lot is located two minutes from the property, next to the beautiful Millbrook Meadow.

Parking on Beach Street is Pay to park at $2.00 per hour, 10am-6pm, 7 days a week (including holidays) from April 15-November 15th and payable at the kiosk or the Passport App. 

Service Fee

A service fee normally includes costs for maintenance, repair and insurance of the building and communal areas (often including roofs, foundations, window frames, pipes and drains) plus the employment of staff and management of the property.

NOTE: The Service Fee is now removed and we will no longer charge it to reservations booked after June 24, 2022. However, reservations who booked prior June 24, 2022 are still charged regardless of the check in date.

A hold of $250 will be placed instead for incidentals, damages or violations.
